CONDITIONS OF USE

Reservations are necessary for anyone wishing to stay at Silêncio - Melides. A 30% reservation deposit will be necessary if you wish to secure the confirmation of your reservation.

Full reservation payment is due up to 60 days before arrival.

After reservation, modifications requests are subject to availability. If you need to change your reservations we will do our best to find dates suitable for you.

Reservations are effective upon receipt of the reservation fee, if the payment is not made we may cancel the reservation without compensation.

We reserve the right to cancel any reservation in the event of a major situation making it impossible to host any guests, giving priority to relocation within the surroundings, without compensation. In the case of a relocation is the same area not being available, alternatives in other areas will be presented. Alternatively, another date will be proposed.

In the event of modification or cancellation of a reservation, all clients are required to inform us 45 days before their stay. If the customer fails to give notice within this period, the amount of the reservation will be retained. No refunds will be made less than 45 days before the date of arrival.

Under no circumstances can late arrivals or early departures give rise to a refund.

In case of no-show, or last minute cancellation, Silêncio-Melides will claim 100% of the stay and will have the possibility to re-let the house from noon the following day. These conditions also apply in the event of an error by the client at the time of booking (error in date, number of people, etc.).

Legal age

You must be of legal age, according to Portuguese legislation, in order to reserve the house. In addition, you agree to make reservations only for your personal needs, as well as for those of any person whose authorization you hold for the purposes of making such a reservation on his or her behalf. Any reservation made by you must be made in good faith and in accordance with the law. We reserve the right to cancel or modify a reservation in the event of any appearance of fraudulent or inappropriate conduct by you, as well as due to an error or inaccuracy in the reservation.

Arrival is from 16:00 - Early arrivals may be possible off season, depending on the availability of the house.

Departures are before 10:30 am - Late departures may be possible off season, depending on the availability of the house.

Silêncio-Melides is at liberty to refuse to receive customers whose behaviour is aggressive, incorrect or who appear to be intoxicated. This also applies to customers whose behaviour is contrary to public decency and public order.

Terms of payment

A 30 % deposit is required at the time of booking.

A 1oo % Payment must be completed up to 60 days before arrival. This deposit corresponds to the total amount of the accommodation including taxes. Payment methods accepted are: Bank Transfer.

Host support hours and service

We reserve a 48-hour delay for all requests requiring specific action on the host support team, yet we will do our best to make it as soon as possible.

Occupation

Customers may not bring into the house third parties without authorisation. Similarly, customers may not sublet the house. It is also forbidden during your reservation to host a number of people larger than 10 guests. All commercial activities are strictly forbidden. Should such a situation arise, the client must pay the entire rental fee and leave the premises immediately.

Key management

The keys must be kept by the Guests. It must not be given to a third party. All keys must be returned on the day of departure. In the event of non-return, will charge up to €80 per key not returned. We will issue an invoice to the client without further notice.

Responsibilities

For they own safety and wellbeing, it is forbidden to leave a child unsupervised under any circumstance, indoors our outdoors.

All items, accessories, equipment, materials and conveniences made available to customers during their stay must remain in good condition. The customer will be held responsible for any costs arising from the replacement or repair of these items. An invoice will be sent to the customer showing the amount of any breakages and the amount will be subtracted from the damage deposit. In the event of a problem, it is the customer's responsibility to notify the Host or the agency as soon as possible by telephone or text message. If no notification is made, all costs incurred will be charged to the customer.

Any type of decoration change is strictly forbidden. In the event of deliberate or involuntary damage to Art, equipment, objects or furniture belonging to the house, the latter will claim from the customer full reimbursement of replacement costs and other related costs such as: maintenance service, management and repair costs, delivery costs, customs duties, loss of rental for the duration of the work, etc...

Pets

Pets are strictly prohibited.

No smoking

For safety reasons and out of respect for everyone, smoking is strictly prohibited in all areas inside the House (private and common). Smoking outside must follow strict safety rules to prevent fire and no cigarette must be left unattended, left on the ground, the land or on the wood decks. Smoking exposes the customer to an additional charge of €500, and to legal action in the event of additional damage or fire due to cigarette smoke or other causes.

The use of vaporizers, candles without proper glass protection, incense and essential oils (diffuser, vaporizer, etc.) is prohibited.

Parking

You can park inside the property, please stay on the marked path or your car might bee stuck on the sand. We are not responsible for any damage, theft or breakage that may occur. Electric charging is not available.

Complaints

Any complaint must be presented by the client immediately. The client will not be able to complain about the condition of the house at a later date. If no complaint is made within 48 hours of the end of the stay, the client will be deemed to have renounced all claims against Silêncio-Melides.

Limitation of liability

Under no circumstances can Silêncio-Melides be held responsible for any damage, loss or prejudice, direct or indirect, caused to you in connection with the use of the site or the present conditions of use. Furthermore, we do not guarantee or ensure in any way the accuracy of the information on the site or the normal and uninterrupted operation of the site. By using the site, you assume full responsibility for the risks of damage, loss or injury that may result, directly or indirectly, from such use.

Brand and Ownership

Silêncio-Melides is the brand name given to the property for Marketing and commercial purposes. This agreement and all legal matters, payments or financial interactions, are treated by the company that owns the property: Artificio - Sociedade Internacional de Estudos e Projectos Lda - NIPC 50167611 or by one of the Agencies authorised to rent the property.

Acceptance of the rules and general conditions

These regulations apply to all bookings. Any stay implies acceptance of the above regulations. Failure to comply with the above will result in the immediate cancellation of the contract and the charging of the costs incurred by such cancellation. In this case, the customer must leave the property immediately, without any compensation.
